Tax refunds tend to bring many potential buyers into the house hunt and many families want to move during summer break in order to avoid disrupting school. Summer also brings better weather for moving, as you are not likely to have to move during a rain or snow storm.
As you put your house on the market, follow these guidelines to help your house sell more quickly this summer:

8. Stage the Room: If there is a room or a nook without any particular purpose, give it one! Convert awkward nooks into small office spaces or display as organized storage.
9. Make it Easy: Be flexible on when potential buyers can come see the house and be ready to show at short notice. If you can leave the house during this time, this is even better so shoppers can feel more relaxed and able to move around the house.
10. Utilize Every Internet Avenue: Make sure your home is all over the web, including all the major home selling sites and even on social media like Facebook. The more exposure your home gets, the more likely it is to find someone who is in the market to buy it.
11. Good Online Photos: Most people start their home search online these days and if they do not like what they see there, they probably will not take the time to go see it in person. Taking the time to have professional pictures taken could make a big difference in the long run.
12. Make Repairs: If there is anything that needs repaired it is best to do it before the house goes on the market. You can also touch up rooms, apply a fresh coat of paint, or even replace old looking hardware. But be careful to not go overboard, especially with really trendy updates.

Know the Competition: With different homes on the market, you may find yourself up against a short sale or a pre-foreclosure, where the seller might be more flexible in order to avoid negative effects to their credit as described here. Knowing what you are up against can help you know how and when to step up your game.
15. Hire the Right Person: Do your research before you hire a realtor and make sure they are someone who follows the tactics listed here and has a record for good selling practices. They will help your home become the most desirable house in the area!

Growing up in Mt. Vernon and New Rochelle, New York, during the 60s, summer was the best time of the year. School was out and there was always a parade, picnic or block party to attend. We had a lot of friends and family who was always getting together to eat, drink or just play games.
After cleaning the apartment, we would run up to North Avenue to see the annual parade. My grandmother always bought my sister and I matching red, white and blue outfits and we dressed as if we were twins. Only a little over a year apart we could actually could pass for twins because everyone thought of us as ‘Toni and Gloria‘ never just one or the other.
Catching a bus to go shopping at Korvettes in the Bronx was definitely one of the best memories I have from childhood. My grandmother couldn’t afford to get us the best sneakers but trying on the ones in the big bins attached with a stretchy string was fun.
Shuffling around the store in too big sneakers didn’t bother us as all, you see my grandmother didn’t believe it buying shoes or sneakers that fit, they had to be larger so that we could grow into them. A little toilet paper stuffed in the toes worked fine for us.
Now that both my sister and grandmother are gone, those summer memories are even more special. Having recently purchased a short set and sneakers from Rainbow Shops had my mind and heart filled with with those wonderful childhood memories and no matter how old we get, somethings never change.

Today’s I have a short video with a few pictures of our our 2 bedroom at The Royals Suites at Lifestyles Holidays Vacation Resort. We arrived at the resort late and were extremely hungry so we went to dinner before checking in so the pictures of the room are a little dark.
The refrigerator was initially stocked with several bottles of water, soft drinks and beer then each day resort workers would come b
y with more to ensure no one would ever get thirsty! Their brand of beer is Presidente and it was great.

Unfortunately, the 2nd bedroom contained only 1 Queen Size bed which didn’t go over too well with my mini men. We called the front desk and they graciously and quickly brought up a twin bed for the living room where Malik slept.

The bedrooms were spacious and each had a flat screen TV including in the living room which made my men extremely happy!
In each bathroom there was a basket containing several bottles of shower gels, shampoo/conditioners, soaps, lotions, a sewing kit, cotton swabs and other toiletries, however, it took several minutes for the water to heat up in both the sink and shower.

There was a bar that opened from 10-6 and it was nice to sit poolside and have a drink while “lazing” the day away.
